The Town on the Turnpike
East Greenbush was split off from the town of Greenbush in 1855 under the name Clinton and renamed in 1858. US 9 and US 20 run through it together as the Columbia Turnpike, built in 1800 as the Boston and Albany Turnpike, and US 4 begins here and heads north toward Troy. During the War of 1812, the land behind the present Town Hall held a camp of more than 5,000 soldiers.
The town's ZIP codes split it in two. The hamlet and the eastern roads use 12061, while much of the western side, including Hampton Manor and Clinton Heights, uses 12144.
East Greenbush Homes
East Greenbush is newer and more suburban than the river cities. For the town as a whole, the median home was built in 1978, only about 15 percent date to 1939 or earlier, about 67 percent are single-family detached, and about 75 percent are owner-occupied. Many homes in Hampton Manor were kit houses sold by Sears Roebuck and Montgomery Ward.
Fuel varies more here than anywhere else we cover. Town-wide, about 61 percent heat with gas, about 11 percent with oil and about 7 percent with propane. In the Hampton Manor and Clinton Heights tract, about 19 percent still burn oil. Out east around Best and Luther, the tract is only about 10 percent gas, with about 43 percent propane and 24 percent oil.
Gas, Oil and Propane Homes
Gas homes along the turnpike and in the hamlet mostly have forced-air furnaces with central air, or boilers with baseboard. Homes past the gas lines run on oil or propane, which bring their own parts to keep up: burners, nozzles and filters on oil, and regulators and venting on propane. We repair all of them.
Propane and oil homes are also where a heat pump is most often worth a look, whether it takes over most of the heating or just the spring and fall. In smaller houses with tight attics, including some of Hampton Manor's kit houses, ductless units are often the easiest way to add cooling.

The East Greenbush building department at Town Hall on Columbia Turnpike lists installation of oil, gas, AC, heating and cooling units on its permit application. We work along Columbia Turnpike, Troy Road, Luther Road, Best Road, Craver Road, Hays Road, Phillips Road, Red Mill Road and Sherwood Avenue. Columbia High School is on Luther Road, and the Greenbush Reformed Church stands on the turnpike, where the French envoy Edmond-Charles Genet is buried.

I heat with propane out past Best Road. What are my options?
Keep propane with a newer furnace or boiler, add a cold-climate heat pump and keep propane as backup, or switch fully to a heat pump if the house is tight enough. We can look at the house and lay out each option.
Does East Greenbush need a permit for a new furnace or AC?
The town building department lists installation of oil, gas, AC, heating and cooling units on its permit application. Call Town Hall to confirm what your job needs.
Can central air go into an old Hampton Manor kit house?
Sometimes. If the attic is tight or the rooms are small, ducts are hard to fit, and ductless units are the easier way to cool the house without opening walls.
